Located along the St. Johns River, the Riverside & Avondale neighborhoods make up a popular historic district. Largely developed after the Great Fire of 1901 downtown, the historic architecture and walkability continues to make it a desirable area for every age group. With small commercial districts and parks scattered throughout, there is so much to enjoy in this beautiful historic area.
Although often discussed together, Riverside and Avondale are separate communities with distinct personalities. Riverside’s Five Points has numerous local restaurants and shopping, in addition to Sun Ray Cinema. You can take a meal to go and picnic in the iconic Memorial Park located along the river. Or spend Saturday morning at the popular Riverside Arts Market under the Fuller Warren Bridge.
The Shoppes of Avondale is Avondale’s popular commercial district with food, desserts, and shopping for every age. Or you can take the family to enjoy the beloved Boone Park. The Willowbranch library remains an iconic structure and the perfect way to pass an afternoon. Location:
Riverside and Avondale are located to the southwest of Downtown Jacksonville along the St. Johns River. The neighborhood’s boundaries are Interstate 10 to the north, the St. Johns River to the east, Fishweir Creek to the south, and Roosevelt Blvd to the west. The boundary between Riverside and Avondale is not clear cut, even for those living in the neighborhood.
Riverside and Avondale Housing Style:
A large majority of homes date from the 1920s to the 1940s. There are pockets of 1950s and newer construction scattered throughout the area. Due to the historic overlay, this neighborhood does have restrictions on development and construction to preserve the integrity of the neighborhood. Popular examples of architecture in the area include: Bryson Residence (“Marble House”), Leon Cheek Residence (“The Castle”), Max Knauer Residence, and more.
