The key thing to remember when preparing your property for sale is: you are selling the BEST version of your property. You are showing buyers the ideal lifestyle they can have when living in the property. Even if your property doesn’t look like a Pottery Barn catalog or has the latest updates, you can still prepare it to attract buyers and offers. When preparing your property for listing photos, buyer tours, and open houses, there are three things you can do.
- Declutter – Less is More. As you can see in this living room, the sellers have removed their magazines, excess furniture, and other clutter. They have kept only a few key pieces. When buyers walk into this room, they will be able to tell it is a living space. Nothing else will distract their attention though, such as a messy coffee table or crowded bookshelf. The buyers can fully appreciate the space and the benefits the property has to offer. They can focus on what their future would look like in the property.
- Clean as if an Important Guest is Visiting. Scrub the bathrooms, clean the windows, vacuum the floors. Anything you would do for guests around Thanksgiving or Christmas do it now! You need to show off the best version of your home. Dirt distracts buyers and can leave a negative impression.
- De-Personalize Your Property. From my experience, when buyers tour a property and start seeing photos, they start asking questions about the homeowner’s life. The focus has shifted from the property to you, the homeowner, and what memories you have created in the home. That is not what you want. You want the buyer to tour and think about how they will enjoy the space. What memories will they create here?
