This closing is evidence hard work pays off. After some not-so-loving tenants left the property a mess, this seller was undecided on the next step. One agent advised them to sell to an off-market investor, but the seller knew she would be leaving money on the table. I ended up coming by the property and strategizing with the seller on where to put her time and effort. After a month of working hard, she had the property ready for a new owner. We got it listed, under contract, and closed in about 45 days. Now the seller has pocketed the earnings rather than an investor!
